Move in process:
Application process
The first step is submitting a completed rental application. Processing the application includes employment verification, nationwide eviction filing search, nationwide criminal background check, credit check, and identity verification. Don't worry, it's not as bad as it sounds. We also need to contact your current employer (if applicable) and current/past landlord(s). Our office will process the application within 48-72 hours (not including weekends) and notify you regarding approval. Please note: application processing may take longer if we are waiting for references, returned forms etc.
Once an application is approved the applicant(s) may choose to place a holding deposit or move in (if the unit is ready). If the unit is occupied by another tenant your holding deposit will lock down the unit for you until the current tenant vacates. At this time the home will be taken off the market. If the unit is vacant and you're not quite ready to move in, you may place a holding deposit equal to the first months rent to hold the unit. You would have one week from the date of the hold to sign a lease before forfeiting the holding deposit. If you need us to hold the unit for longer than one week, there is a $50 daily hold fee which is non refundable. When you are ready to move into the unit, you would need to pay any additional deposits if necessary as well as the First months rent.
Income Requirements
We require your monthly household gross income to equal 3 times the monthly rent amount excluding any debt or net income 2 times the monthly rent. 6 months+ employment with no gap of employment in the lat year.
Credit Score Requirements
Credit score must be 560 or higher to be considered. Scores under 620 may require additional funds to be approved.
Previous Evictions
If you have 1 or more Landlord Tenant Complaints or Evictions within the last 5 years you may not be eligible. Evaluated on a case by case basis.
Move out process:
When a tenant should decided to vacate a property, we ask that the tenant gives proper notice according to the lease, normally a 60 day notice of intent to leave the premises. This allows the management to advertise and re-rent the unit to another tenant. Please note all utilities must stay in your name and renters insurance must be kept active until the 60 days expires or another tenant moves in whichever is first.
Once a notice is received by management, in writing, any agent will then have the right to enter the property to perform showings to other prospective residents. You would receive a 24 hour notice of all showings. If for any reason you do not allow the agent inside the property after they have given notice to you of a showing, you would incur a fee of $50.00 for each instance that we are denied access into the property.
At the time of your move out, we ask that you return the property in the same condition that it was in, prior to your move in. Tenants would need to make sure there are no personal items or trash left behind. The entire premises should be cleaned, carpets shampooed, and appliances cleaned. If you are responsible for your lawn care you would also need to mow before vacating the premises. If any of the following are not completed it may result in a forfeiture of your security deposit.
All keys and a mailing address (to send the security deposit) should be left at the property at the time of your move out.
Security Deposits will be returned to the tenants within 30 days vacating the premises. As long as the premises is cleaned and there are no personal belongings or trash left behind, most or all of the security deposit would be returned.
